South Bay Cities is currently in a Sellers Housing Market, which means prices tend to be higher and homes sell faster.

BUYER'S MARKET

A buyer’s market occurs when the number of available properties for sale exceeds the number of buyers looking to purchase. In a buyer’s market, the supply exceeds the demand.

NEUTRAL MARKET

A neutral market occurs when the number of buyers looking to purchase properties meets the number of available properties for sale. In a balanced market, there are enough homes to meet the demand.

SELLER'S MARKET

A seller’s market occurs when there are more buyers looking to purchase properties than there are available homes on the market. In a seller’s market, the demand exceeds the supply.

But, the winds may be shifting...

The number of single family homes for sale rose 1.3% this week, a slight deceleration from the last few weeks. The total number of unsold homes on the market will most likely climb during October, similar to last year. This is an obvious indication of slower buyer demand in the face of dramatically higher interest rates.

The question is, how will this impact home prices? We may begin to see tougher buyer negotiations for homes which are not "cherried out", which have room for improvement. This could be a way to get into the market.

As in all cycles, it takes time for the pendulum to swing, but it appears to be moving slowly out of a strong seller's market.

Tougher buyer negotiations for fixer-upper homes may be on the horizon

Homes in South Bay Cities have sold for 1.6% less than they did a year ago.

The median home sold price in South Bay Cities was $1,699,500 in August 2023, down 1.6% from last year, and the median price per square foot was $941.

Asking Price vs. Sold Price

A total of 110 homes were sold or pending in South Bay Cities in August 2023, up by 34.1% month-over-month. Of the 110 sold homes, 39% were sold under asking, 18% were sold at asking, and 43% were sold over asking.
