price per s.f. on the peninsula

What an unexpected wave the market has ridden in the last year! Late summer of 2019 showed an average price per foot of $565 for the Palos Verdes Peninsula (not including Rolling Hills). From Feb. 2020 - Feb. 2021, the average price per foot jumped to $655. Over the past two years price per square foot has shown a 15.8% increase.

ON THE HORIZON

Last year the housing market’s normal cycle was completely disrupted by the timing of the pandemic which hit just before sellers’ “High Season” the optimal time to list a home for sale. Inventory remained low as buyers returned to the market in earnest. The imbalance of inventory vs demand pushed the number of sales to record highs while days on market dropped to new lows.

 

The 2021 housing market should to settle into a more normal pattern compared to the wild swings of 2020. As more vaccines for the coronavirus are administered, and economic growth resumes, we should see normal patterns of consumer spending. Most likely this will take the form of a sustained healthy housing market. But if we’ve learned anything over the last year, it’s to “Expect the Unexpected”.

FROM HOMELESSNESS TO SUCCESS

COMMUNITY’S
CHILD

Community's Child is a non-denominational Christian program helping homeless women with infants combat abuse, poverty, addictions, and hopelessness.


In a safe, compassionate and structured living environment, women acquire the education, skills training, employment opportunities and support services necessary to break the patterns associated with homelessness.

Executive Director, Tara Nierenhausen, with unfailing grace and determination, puts these women on a clear path to success, boasting a 99% success rate.

Community’s Child has made a profound difference in the lives of women with bleak futures. They’ve gone from living in a garage or on the streets, to committing themselves to Tara’s direction, to emerging with confidence, independence and a career that will provide for themselves and their children. 

Because I believe so strongly in this program, I have assumed two roles: chair person for fund raisers and real estate consultant for future property acquisitions. These acquisitions will be used to build permanent housing for women moving out of the 2-year program. I’m very excited to create greater awareness of Community’s Child and share the good news of their success.
